
The collaboration between DiPrete Engineering and Bluewater Property Group began in 2017 and has since evolved into a trusted and productive partnership rooted in shared goals and aligned expertise. The partnership’s first major milestone was the development of a last mile distribution facility at Dupont Drive in Providence. DiPrete Engineering provided comprehensive site and civil engineering services for the retrofit of an existing 76,400-square-foot building. The scope included a full redesign of the site to accommodate 264 employee parking spaces, 43 van loading slips, and 7 full-size loading docks. Environmental compliance was a key focus, with significant improvements made to the site’s stormwater management systems to meet state and local standards. The facility became operational in late 2020.
Building on the success in Providence, Bluewater advanced plans for a larger regional Amazon facility in Johnston, Rhode Island. DiPrete supported the project from the outset, assisting with site selection, due diligence, coordination with state and local agencies, and permitting. The result was the development of a six-story, 3.9 million-square-foot Amazon AR Sort facility, a complex project that required substantial engineering and regulatory expertise. DiPrete’s contributions included the design and permitting of all civil infrastructure: 1,805 employee parking spaces, 69 truck loading docks, 379 trailer storage spaces, and utility connections to municipal water and sewer systems. A custom engineered stormwater system was also developed for the site. Entitlement and construction documentation were completed by October 2021, with DiPrete continuing to provide construction-phase services through 2024.
Since 2021, the DiPrete-Bluewater partnership has expanded beyond Rhode Island, with several warehouse developments completed and underway across Massachusetts. DiPrete has played a central role in the planning, design, and permitting of these facilities:

545 Washington Street, Wrentham, MA
This 132,055-square-foot multi-tenant warehouse was developed on a former gravel quarry along Route 1. DiPrete led site/civil engineering, surveying, soil evaluations, and landscape architecture. The project included 155 employee parking stalls, 29 loading docks, and 13 trailer spaces, along with a robust stormwater system. Permitting involved MEPA, MassDOT, MADEP, and local boards. Key collaborators included Pare Corporation (geotechnical), Vanasse & Associates (traffic), and Bluesky (aerial photogrammetry).

23 Cape Road, Mendon, MA
For this 205,000-square-foot facility off Route 140, DiPrete provided full site/civil design, landscape architecture, and surveying. The project featured 206 parking stalls, 31 loading docks, 20 tractor trailer spaces, and offsite roadway improvements to enhance traffic safety. DiPrete also oversaw relocation of a municipal water main and coordinated permits with the FAA, MEPA, MassDOT, and other agencies. Partners included Sanborn, Head & Associates (geotechnical), MDM Transportation (traffic), LEC Environmental (wetlands), Ostergaard Acoustical (acoustics), RAB Lighting, and GZA (groundwater).

11 Randolph Road, Randolph, MA
DiPrete worked with Bluewater on the design and permitting of a 120,000-square-foot warehouse near North Street. The project included 108 parking stalls, 22 loading docks, 16 trailer spaces, and a stormwater system designed to protect the nearby Richardi Reservoir. Parcel consolidation and permitting of an adjacent lot were also managed. Permits were obtained from the Randolph Planning Board, Conservation Commission, Town Council, and MADEP. Project partners included Sanborn, Head & Associates, McMahon Associates (traffic), and LEC Environmental.
