Seasons Corner Market is a New England-based gas station and convenience store with 30 stores throughout New England. The stores are often outfitted with co-brands such as Corner Market Café, Marylou’s Coffee, and Dunkin’ Donuts. Many facilities have freestanding Shine 365 car washes.
The Seasons Corner Market expansion, led by Colbea Enterprises, included the design, permitting, and construction of 10 new retail fuel facilities across New England between 2022 and 2024. These stores, paired with Shell-branded fuel and electric vehicle (EV) charging stations, reflect a strategic commitment to modern mobility, sustainability, and accessible convenience for local communities. Locations included Johnston, Warwick, Newport, Charlestown, Cranston, and Providence, RI; North Attleborough, Westwood, and Lexington, MA. The sites feature convenience stores with Shell-branded EV fast-charging stations, fuel canopies, and modern site layouts optimized for safe circulation and access. Many stores are also among the first in their states to implement a modular biofiltration system capable of treating and managing large volumes of stormwater—an innovative approach to meeting evolving environmental standards. Each site presented a distinct set of challenges—from DOT coordination for access improvements to managing permitting across Planning Boards, Zoning Boards, and Conservation Commissions. Several sites required careful navigation of complex wetlands, floodplain constraints, and sensitive environmental zones. The rapid timeline demanded ongoing collaboration among Colbea Enterprises, DiPrete Engineering, legal and design consultants, general contractors, and local and state regulators. A phased, rolling permitting approach ensured that construction could move forward while design and review processes continued in tandem—allowing multiple projects to remain on track simultaneously. Additional locations are planned for 2025 as the company continues to grow.
