DiPrete Engineering, in partnership with Bluewater Property Group, is proud to announce the successful completion of an expansive 132,055 square foot Multi-Tenant Commercial Warehouse located prominently along Route 1 in Wrentham, MA. This exceptional facility not only showcases its substantial size and New England-style architecture but also features an array of practical amenities, including 29 loading docks, 13 trailer storage spaces, and direct access to the state highway. Our collaboration with Bluewater Property Group allowed for the consolidation of land from multiple property owners, ensuring ample space for this ambitious project.
The project encountered unique challenges as most of the site was formerly a gravel quarry that has since undergone extensive soil remediation and rigorous geotechnical evaluations. Moreover, we navigated an extensive entitlement process, securing permits through various local and state agencies, including MEPA, MassDOT, MADEP, as well as the Wrentham Planning Board, Conservation Commission, and Board of Health. In addition, we designed the stormwater management system and filed a Notice of Intent (NOI) in response to the presence of a nearby stream, pond, and water resource area, demonstrating our commitment to stringent environmental compliance.
Our engagement with the Town Planner, Planning Board, and Conservation Commission enabled us to adeptly navigate the regulatory landscape, ultimately leading to the successful approval of this project. This achievement underscores DiPrete Engineering’s dedication to delivering exceptional results in collaboration with our clients across the New England region.
